
Nobody chooses a basement subfloor from a showroom sample. It is buried the moment the job is finished, it never gets complimented, and it is the first line struck out when a quote comes back higher than expected. It also determines whether the floor you did choose from a sample lasts twenty years or five.
The slab underneath is cold, rarely flat, releasing vapour year-round, and excellent at transmitting sound. Everything a basement subfloor does is a response to one of those four facts.

The Short Answer
For a basement that will be lived in, a DRIcore-style dimpled panel system is the right answer in most Ontario houses. It handles vapour, breaks thermal contact with the slab, flattens minor irregularities, takes any finished flooring on top, and goes down in a day without fasteners.
The decision that overrides it is ceiling height. Panels cost about 7/8 inch, membrane-plus-plywood about an inch, and plywood on sleepers two to three. In an older house with a 6 ft 8 in basement, that is the constraint the whole specification bends around — and it affects the bottom stair riser as well as the headroom.
Four Jobs a Basement Subfloor Has to Do
Different systems weight them differently, which is what the choice comes down to:
- Breaks thermal contact. The slab is bonded to soil sitting at 8 to 10 degrees. An air gap or an insulation layer stops the floor behaving as a heat sink.
- Manages vapour. Either by stopping it or, better, by giving it somewhere lateral to go before it can accumulate under the finished floor.
- Flattens the slab. Most floating floors want flatness within roughly 3/16 inch over 10 feet. Poured basement slabs frequently are not, and a panel system absorbs a lot of that.
- Dampens sound. Both ways — footsteps travelling up to the room above, and the drum effect of a hard floor on bare concrete.
Adding a proper subfloor system typically runs in the region of $2 to $5 per square foot on top of the finished flooring. Set against removing and replacing a failed floor, that is a small number, and it is the single item on a basement quote we would argue hardest against cutting.
Five Systems, and What Each One Buys You
DRIcore-Style Insulating Panels
Two-foot-square panels of OSB or engineered board bonded to a moulded plastic underside. The dimples sit against the slab and hold a continuous air gap, which handles vapour, lets incidental water migrate sideways, and breaks conduction all at once. Tongue-and-groove edges click together with no fasteners or adhesive in most installations.
This is the default recommendation for a finished Ontario basement and it earns that position by being adequate at all four jobs where the others are excellent at one. A typical basement goes down in a day. Roughly 7/8 inch of height, and around $2 to $4 per square foot over a plain barrier and underlay.
Dimpled Membrane With a Plywood Top
Delta-FL, Barricade and similar. Same principle as the panel systems, delivered as a rolled membrane with plywood laid over it, not pre-assembled. Functionally equivalent when done properly: air-gap moisture management, plywood working surface, about an inch of height.
Materials cost less and labour costs more, so the choice between this and panels is mostly about project size. On a small basement, panels win on time. On a large one, the membrane approach can come out ahead.
Plywood on Sleepers
The traditional method: 2x4s laid flat on the slab, 3/4-inch plywood over them. It produces the one thing no other system on this list does — a genuine nailing surface, which is what nail-down solid hardwood requires.
Two problems below grade. It costs two to three inches of ceiling, which rules it out of a great many Ontario basements. And plywood sitting on concrete is vulnerable in a way plastic is not — if water ever arrives, the subfloor is now part of the damage. It needs a vapour barrier beneath it without exception. Given that solid hardwood is the wrong choice in a basement anyway, the main reason to build this system tends to argue against itself.
Rigid Foam Board Under Plywood
XPS or EPS board on the slab with plywood over it. More R-value than an air gap, so the warmest of the systems here, and the right answer where thermal performance is the priority and moisture is genuinely under control.
The trade is moisture. Foam does not create the lateral drainage path a dimpled profile does, so anything that gets under it stays under it. More expensive, and worth it in a specific set of circumstances, not as a general upgrade.
Direct-Glue Foam Underlay
A thin acoustic foam laid or glued straight to the slab under a floating floor. The cheapest option and the one that adds no height, which is occasionally the only thing that matters.
Be clear about what it is not: no thermal break, so the floor stays cold; no meaningful moisture strategy beyond whatever vapour retarder is built into the roll; minimal acoustic benefit. In a utility basement, a storage room, or a space with a tested-dry slab and 6 ft 4 in of headroom, it is a defensible choice. In a family room it is the option people regret.

Read that table down the height column first. In most older Ontario basements it eliminates two rows before any of the other considerations get a vote.
Measure from slab to joist and check your bottom stair before you shop — bring those two numbers in and the subfloor conversation takes about ten minutes instead of two visits.
When You Can Reasonably Skip It
There are legitimate cases, and they are narrower than people hope:
- Tile. A tile floor wants to bond to the slab. A subfloor system is the wrong construction underneath it, and in-floor heat covers the warmth argument.
- A tested-dry slab in a light-use space — storage, a workshop, a laundry that is not going to become a den.
- Ceiling height that genuinely will not allow it. Sometimes the honest answer is a thin underlay and a rug, and that is better than a subfloor that makes the room unusable.
What is not on that list is a basement family room on a normal budget. Skipping the subfloor in a room people will use every day is the false economy in this category, and it is felt daily, not discovered later.
Getting the Installation Right
- Leave the perimeter expansion gap. Panel systems move. Tight to the wall is the most common installation fault and it shows up as buckling later.
- Stagger the seams and keep the panel edges aligned, which matters more than it looks for how flat the finished floor sits.
- Use vapour-rated tape where the system calls for tape. Substituting general-purpose tape is a silent failure.
- Plan the height everywhere it lands — door undercuts, the bottom stair riser, transitions into a mechanical room, the base of a stair stringer.
- Follow the manufacturer’s instruction exactly. It is the binding document for the warranty, and every one of the shortcuts above is somewhere in it as a prohibition.
Where Subfloor Decisions Go Wrong
- Wrong system for the conditions — plywood over a slab that tests wet, or foam under a floor in a basement with a seepage history.
- Subfloor and finished floor specified separately. Some flooring products name what may sit beneath them, and a mismatch is a warranty problem before it is a performance problem.
- No moisture test — which means the system was chosen from a general impression and never from a number. The vapour barrier guide covers how to get one.
- Over-specifying. A layered membrane-plus-panel assembly in a dry, above-grade slab addition is money spent on a problem that is not there.
- Discovering the height problem after delivery. The cheapest moment to find out the stairs will not take another inch is before anything is ordered.
Choosing a Subfloor
- Measure slab to joist, and measure the bottom stair riser.
- Test the slab for moisture while it is still bare.
- Decide what the room is for — living space, utility, or something in between.
- Shortlist the systems that fit inside your height budget.
- Check the finished flooring you want against what its manufacturer allows underneath it.
- Budget it as part of the floor, not as an upgrade to the floor.
